The Hillcrest neighborhood is in central Boulder, just north of the Whittier neighborhood, and just south of the Old North Boulder neighborhood. Folsom St. is the eastern border, Bluff St. to the south, 19th St. on the West and its northern boundary runs down the hill to the edge of the backyards of the homes which line Edgewood Drive.
MY TAKE ON THIS NEIGHBORHOOD:
There still aren't any new hills popping up in the middle of town, and the views in various parts of Hillcrest of the city, the foothills, and the Flatirons give you an opportunity unmatched around town depending on the lot and location. There were couple of homes sold in 2015 in Hillcrest, each at about $2.5 Mil, and values continue to rise due to an outstanding location.
HISTORY:
Homes in this neighborhood were originally built in the early 1950s as Boulder began to expand. This was essentially a lot and block subdivision at a time when the town was moving northward. Fortunately, the lot sizes are reasonably good sized and can accommodate the larger homes coming into this neighborhood.
WHAT’S NEW TODAY:
One word: tear-downs. Tear-downs and major remodels have been pretty commonplace around Boulder for years and Hillcrest is no exception. A 'teardown' property at 2010 Alpine sold in July 2012 for just over $1.2 million. That same lot would likely cost twice as much today. It's all about the location, and in Boulder a big part of that is VIEWS.
LOCAL HIGHLIGHTS:
It feels like you're away from it all, perched up on the hill, but really it's a short walk or bike ride to Pearl Street, Whittier, Mapleton, and the Community Plaza / Ideal Marketplace shopping and restaurants.
SCHOOLS SERVING HILLCREST NEIGHBORHOOD:
Columbine Elementary, Casey Middle, Boulder High
HILLCREST HAS some of the best views in the entire city of Boulder. Its seclusion, in the middle of town, is rare, and exceptional.
