One of the best Boulder Neighborhoods, Wonderland Hill is extremely popular.
Wonderland Lake is the north border of this neighborhood, we think of Broadway as the eastern edge, but two smaller neighborhoods fill that space.
Wonderland Hill terminates at the southern end at Linden, which is the route up to neighborhoods like Pine Brook Hills and Boulder Heights.
MY TAKE ON THIS NEIGHBORHOOD:
Prices/Values have increased in Wonderland Hill, and they continue to rise. Yes, prices are higher here than some Boulder neighborhoods and there is a reason. Let's explore together so you can get on the inside track! Expect prices to continue to go up given the high sales volume and low inventory in the Boulder area.
HISTORY:
The Wonderland Hill neighborhood started out about 40 years ago as a new development with a mix of condos, town homes, and single family homes. One of Boulder's first 'high-end' suburbs, fueled by IBM management and others looking for a quiet setting with a close-in feel to Boulder.
ONE OF THE SPECTACULAR FEATURES:
The obvious gem for the Wonderland Hill Neighborhood is Wonderland Lake, and the trails all around and through the area. The trails, open space, and park land are all very strong assets for this neighborhood.
WHAT’S NEW TODAY:
Remodeling, and some rebuilds. Since Wonderland Hill has homes which were built many years ago, and values have increased, the biggest trend I've continued to see in this neighborhood is remodeling. With many people 'staying put', instead of moving, or purchasing homes which have been lived in by the same people for years, quite a few homes need to be updated. The value is there, it's a great investment to update/remodel, whether you're buying or live there currently.
LOCAL HIGHLIGHTS:
This area is full of trails, parks and amenities such as neighborhood pools, tennis, etc. The biggest highlight is that Wonderland is immediately adjacent to the trails along the hogback north towards Dakota Ridge and south into central Boulder. Part of the Boulder Mountain Parks and Open Space network.
