The most important first step in the process of choosing a new home is getting pre approved for a loan, unless you are paying cash for the entire purchase.
As your advocate, I strongly suggest that you choose a loan officer, or mortgage broker, immediately. Best yet, consider asking me for a reliable, local lender to assure the smoothest transaction and the best chance of success with your contract offer.
This is essential to make sure that the homes you are looking at fit your budget and meet your financial needs. It's even a good idea to do this while you're still 'just looking' online, and before I set up a local search for you.

HOUSE HUNTING… HOW DO I FIND THE RIGHT HOME?
You can count on me as your buyer's agent and advocate for expert guidance. After you confirm with a lender what purchase price best fits your financial needs, online searching is a great way to start. I'll be you've already been doing this! Realtor.com, Redfin, Trulia, and Zillow, among others are great resources.
I will also build you a personalized search right inside our local multiple listing service (MLS) system so you won't miss anything. This search tool saves you time since it runs constantly, sending you results immediately when a new property hits the market, scouring the MLS for homes that meet your criteria, and you will get an email alert right away when there's anything new to look at.
There's even a handy tool to save your favorites so we can look online together and talk about what you like and don't like to make plans to see homes together when it's time.
Now you have been empowered to hit the road. This works two ways. If you're already in the area, it's a good idea to drive through neighborhoods where you've seen houses you might be interested in owning.
Check out those areas at different times of day, or different days of the week. I may have familiarity with some of these areas, so you can also ask me questions. If you're out of town, when I work as your buyer's agent, we can work together to help you learn what you need to know about the homes and the neighborhoods to make a plan.
In either case, the next step is to head out and get inside the top picks in your 'favorites' so you can have a personal tour of the homes you're interested in, and I'll set up those appointments and we'll ride together so we can look, talk, and review what works and what you need to find your new home. Often for my out-of-town buyer clients we will do a virtual tour using FaceTime or Skype since homes only last a few days on the market.
