Academy Senior Housing West Boulder

Many years ago Boulder had the Sanitas Sanitarium at the west end of the Mapleton Hill Neighborhood, and the end of Mapleton Avenue, which wasn’t even called Mapleton, and certainly wasn’t an avenue.

Eventually this site became Boulder Memorial Hospital, which eventually relocated to Louisville and currently operates as Avista Adventist Hospital. Eventually the facility at 311 Mapleton became part of Boulder’s Community Hospital which included, among other things, an acute pain management facility and a substance abuse treatment center. The site is now is the target of local developers to create a new senior living facility called The Academy.


This site in question has many hurdles, mostly due to land-use designations assigned to various parts of the property located at 311 Mapleton.


Most of the property is zoned as ‘Public’, however some of it is designated as ‘Other’. These ‘other’ four acres in question are at the core of the issue since city staffers involved in the review consider the ‘other’ designation was an error. There’s a little more to the story however.


As is typical in Boulder, there are some folks who object to this new project, and would like the property to remain unchanged and prefer to see the land designations remain the same as a way to stonewall the developers.


The Academy developers would bring another much-needed resource to our community for seniors. The project proposal includes over 90 independent housing units, a wellness center and a memory care facility.


There appears to be plenty of room for The Academy, on the 16 acre site, and there are efforts to bring the zoning designations into one single land use for the entire site.


We’ll know more information mid April when the planning board in Boulder considers possible approval of the project on April 19th.


Oh, by the way, if you ask locals who are native to Boulder, how to pronounce “Sanitas,” you will hear the accent on the first syllable, as in sanitarium. Latin for “sanity and health.
